What are searches and enquiries?

Searches involve checks with local authorities and other third parties to get information on things such as planning restrictions, flood risk or nearby developments. 

Enquiries are questions your conveyancer asks the seller’s solicitor to clarify any details such as boundaries, access rights or recent building work. 

These checks are to make sure you have all the information you need about the property you are buying. 

How much does conveyancing cost for first-time buyers?

Conveyancing fees vary considerably from firm-to-firm, but then so do levels of service. Experienced conveyancers may charge more but can help you avoid costly issues. Cheaper options often exclude key services, so always check what is included when you get your quote. 

Leasehold properties, new builds and shared ownership matters often require more legal work and can cause fees to be higher.
